Census 2022: existing rents and share of pre-1949 housing per Kiez
The atlas has two new maps. Both come from the 2022 census by the statistical offices of the Federation and the Länder and show values per planning area, that is for 542 areas across Berlin.
Existing rents
The map Existing rent (Census 2022) shows the average net rent per square metre in current leases. This is not the rent in housing ads: new lettings are usually higher, long-running leases lower. The map shows what people in an area actually pay, not what a vacant flat there costs.
For the legally relevant local reference rent, the Berlin rent index still applies.
Share of pre-1949 housing
The map Pre-1949 housing share (Census 2022) shows how many homes in an area are in buildings built before 1949. We count homes, not buildings: otherwise villa districts with a few large houses would weigh as much as dense Gründerzeit neighbourhoods.
Across Berlin, about 39 percent of homes are in buildings from before 1949. The range is wide: around Helmholtzplatz in Prenzlauer Berg it is 70 to 92 percent, in parts of Marzahn and Hellersdorf 0 to 1 percent. Among the Bezirke, Pankow (54.5 percent) and Friedrichshain-Kreuzberg (53.7 percent) lead, Marzahn-Hellersdorf (6.4 percent) comes last.
Reading the maps
- Both maps have five colour steps. The legend shows the value range of each step.
- Both values are neutral. More old housing or a higher rent is neither good nor bad, so neither map feeds into the Kiez score.
- You can combine the two maps: one fills the area, the other appears as symbols. This shows, for example, where old housing and high existing rents coincide. Milieuschutz areas can be layered underneath.
- Clicking an address shows the value of its planning area next to the average for the Kiez, the Bezirk and Berlin.
- The address comparison gives the difference in the pre-1949 share in percentage points.
Method and limits
The census records data in a grid of 100-metre cells. We assign each cell to a planning area by its centre point and weight by the number of homes. Planning areas with very few homes show no value, because single buildings would dominate the result there.
The census deliberately adds noise to small numbers to protect individual records. At planning-area level this largely evens out. The reference date is 15 May 2022. Rents have changed since then, the building ages of an area hardly.
All details are on the two layer pages and in the methodology.
